Like any other equipment or machines, heating, ventilation and air conditioning (HVAC) systems require proper maintenance for them to function efficiently and safely. Some of these basic maintenance activities are simple enough for the homeowners to perform.

Among the basic HVAC maintenance requirements are cleaning, parts replacement, checking for potential problems and checking the carbon monoxide sensor.

1. Cleaning
Cleaning should be a routing part of HVAC maintenance that should be done at regular intervals. Since the cleanliness of your HVAC equipment depends also on the surroundings, you have to determine the frequency of cleaning the various parts, vents, ductwork and filters. Early trouble shooting is also one way to avoid safety problems like fuel leaks, fires and high levels of carbon monoxide.

4. Testing carbon monoxide (CO) detectors
Some HVAC units are potential sources of carbon monoxide, a poisonous gas that is odorless and colorless. Without a CO detector, you won’t know that the CO concentration in the air is already at dangerous levels.  It is therefore important that the CO detector is functioning well and has the backup batteries.
